How to Find Motivated Sellers

When we left off from the last part of this article,
we were just about to get to the part where we discover
a few ways to find motivated sellers, so that we can help
them sell their house to you, quickly & easily.
We continue…
Here are a few ways you can find motivated sellers:
First, you can ask a Realtor. Gasp! A Realtor? Yes, I know.
But believe it or not, Realtors can actually be a good source of leads
to find someone who’s in a bad spot & needs some help.
So you can ask them something like, “Sally (assuming that’s the Realtor’s name),
I know you’re a licensed agent & list houses, right? But let me ask you–
Do you ever come across someone who NEEDS to sell their house due to
a tough situation they’re in, but just don’t have any equity in their house to
pay your commission?”
If they say yes, then ask them what they do with those leads.
If they don’t have a solid answer, then tell them you’d like to see
if you can help these people.
Another thing you can do is simply do like other investors in your area:
Put out those “Bandit Signs” that you see on the side of the road that say,
“We Buy Houses
Fast Cash. Quick Close
703-782-SELL”
Here’s a FAST & FREE Way of putting these signs up:
You can go out & pick up some of the used ones that have fallen down
that are blank on one side. Get a Thick black magic marker & write that
message in by HAND. Believe it or not, it works!
Or you can just order them from a sign printing business.
Just so you know, these are chloroplast (plastic) signs,
either 18″x24″ or 18″x12″. I find the best color is yellow,
with black writing, but I know of others who swear that
white signs with dark blue writing works well for them.
Feel free to try either one. Or both!
Put a few of those signs up in the area(s) you want to buy a house,
and your phone should ring off the hook.
When they call you (you DID put YOUR number on the sign, right?),
here’s what you do:
1. Say hello. Duh!
2. Take control of the conversation by telling them that you just need to ask them
a few CONFIDENTIAL questions about their house,
and then you’ll let them know what you can or can’t do for them, ok?
3. Make sure you get their contact information, in case you lose the call.
4. Ask them the questions I’m about to give you & verify that’s what they said
by repeating it back to them. This shows that you listen & care. It works.
5. Thank them for their time & schedule a time within the next day or so when
you’ll call them back to make an offer & buy their house.
