What Questions to Ask a Motivated Seller

Welcome back! You must be a seriously dedicated home buyer. I predict you will do very well.

Here are the Essential Questions
You Need Answered:

(Continued from “How to Buy a Home With NO Money or Credit”)

When we left off from the last part of this article,
we were just about to get to the part where we discover
what information we need to ask the seller, so that we can help
them sell their house to you, quickly & easily.

We continue…

1. How much is the house WORTH? (if it’s all fixed up & beautiful)
2. What shape is it in – does it need any REPAIRS?  How much would they cost?
3. What is their SITUATION??
4. How much do they OWE on the current mortgage?
5. Are they current on the payments, or are they behind?
If behind, how far?
6. What do they WANT to have happen?  What are they ASKING for?

Think about it like this:

You’re on a FACT-FINDING mission!
You need to simply gather a few facts about their house & their situation,
then let them know what you can do for them.

AND HERE’S THE TRUTH:

Ideally, what you’re looking for is someone who:

  • Has little to no equity in their house
  • Must move FAST, due to whatever situation they’re facing.
  • Their house does NOT need much repair (unless you’re in to that sort of thing)
  • Is nice & easy to work with.

Here’s What You Will Offer Them:

Once you find someone like that, and they definitely want to sell their house,
here’s what you tell them you can do for them…

  • Offer them debt relief by taking over their payments when you agree to do so.
  • Buy their house NOW, so they don’t have to worry about how long it’s going to take to sell.
  • Handle almost all their closing costs for them.
  • Let them move whenever they’re ready to do so – just leave the house in nice condition!

What this means to THEM:

Think about it – they get a quick, easy sale w/ no hassle, no commission, and no headache!
They get to move whenever they bloody well please – today, tomorrow, next month…
They can simply move on with their life, and know that their house situation is handled.

You’ll probably be their new best friend.

What this means to YOU:

You get to buy a house with virtually NO money out of your pocket.
You don’t have to go down to the bank (or mortgage broker),
get down on your knees, take out all your life’s savings, tax returns,
W-2s, Bank Statements, and a note from your mother!

Now keep in mind that you will be taking over their payments.
The loan will stay in their name, and you’ll have to get some paperwork
signed off by them, stating that they understand this & are cool with it.

No, I don’t have that paperwork for you here on this blog.

Now, as far as how you handle all the detail work for this situation,
you’ll need to get a really good Title Company to take care of this for you.

You do NOT want to handle that part of this transaction yourself.

I hope that this post has helped you to at least get a basic grasp on the concept
of how you can buy a house without any money and without using your credit.

Again, all you do is find the right seller (motivated) who is selling the right house (pretty).

Then, you ask the right questions, and if they fit the mold,
explain what you can do for them.

Now go out & buy some houses!!

How to Find Motivated Sellers

When we left off from the last part of this article,
we were just about to get to the part where we discover
a few ways to find motivated sellers, so that we can help
them sell their house to you, quickly & easily.

We continue…

Here are a few ways you can find motivated sellers:

First, you can ask a Realtor.  Gasp!  A Realtor?  Yes, I know.
But believe it or not, Realtors can actually be a good source of leads
to find someone who’s in a bad spot & needs some help.

So you can ask them something like, “Sally (assuming that’s the Realtor’s name),
I know you’re a licensed agent & list houses, right?  But let me ask you–
Do you ever come across someone who NEEDS to sell their house due to
a tough situation they’re in, but just don’t have any equity in their house to
pay your commission?”

If they say yes, then ask them what they do with those leads.
If they don’t have a solid answer, then tell them you’d like to see
if you can help these people.

Another thing you can do is simply do like other investors in your area:
Put out those “Bandit Signs” that you see on the side of the road that say,

“We Buy Houses
Fast Cash. Quick Close
703-782-SELL”

Here’s a FAST & FREE Way of putting these signs up:     icon wink How to Find Motivated Sellers

You can go out & pick up some of the used ones that have fallen down
that are blank on one side.  Get a Thick black magic marker & write that
message in by HAND.  Believe it or not, it works!

Or you can just order them from a sign printing business.
Just so you know, these are chloroplast (plastic) signs,
either 18″x24″ or 18″x12″.  I find the best color is yellow,
with black writing, but I know of others who swear that
white signs with dark blue writing works well for them.
Feel free to try either one.  Or both!

Put  a few of those signs up in the area(s) you want to buy a house,
and your phone should ring off the hook.

When they call you (you DID put YOUR number on the sign, right?),
here’s what you do:

1. Say hello.  Duh!
2. Take control of the conversation by telling them that you just need to ask them
a few CONFIDENTIAL questions about their house,
and then you’ll let them know what you can or can’t do for them, ok?
3. Make sure you get their contact information, in case you lose the call.
4. Ask them the questions I’m about to give you & verify that’s what they said
by repeating it back to them.  This shows that you listen & care.  It works.
5. Thank them for their time & schedule a time within the next day or so when
you’ll call them back to make an offer & buy their house.

How to Buy a Home With NO Money or Credit

What’s up?

All right, hang tight – I’m about to quickly describe how YOU can buy a house

without using your money or credit.  In fact, this technique works even if you
just got out of bankruptcy!

Now pay attention, because I’m going to go through this very quickly.
It may be a simple technique, but it will take a little bit of effort on your part.

Is it worth it?  Yeah, it is.  Consider that you’re going to be able to buy a beautiful
house to live in (or as an investment) without having to come out of pocket with
a big chunk of change OR go through the incredibly painful process of qualifying
for a bank loan.  I don’t know which one is worse.
The banks don’t, either…. That’s why they make you do BOTH these days.

So are you ready for the simple secrets you need to know?  Ok!

Here’s what you do…

First, you need to keep in mind that this technique, although powerful,
will NOT work on just any house!  Sorry, but it probably won’t work on that
beautiful mansion with the Realtor sign out front that sits behind the security gates.
Probably.

You’re going to need to keep your eyes & ears open for someone who’s very
motivated to sell their house.  Most likely, this person is facing some sort of
hardship.

Examples of this include divorce, job relocation, job loss, loss of income,
loan resetting, etc.
A guy I know likes to call these situations “The 4 Ds,” as in
“Death, Divorce, Disease, and Disaster.”

Sounds kinda morbid, I know, but I think you get the idea.

Now before you go saying, “Hey! That’s not right! You’re taking advantage of someone
else’s misfortunes! You’re evil!”
Waaaaa waaaaa waaaaaa.

Well, if that’s your thought, I hear you.
But consider this: If YOU don’t help them out, then who WILL?

The government?  And if so, then at what price?
