Here are the Essential Questions
You Need Answered:

When we left off from the last part of this article,
we were just about to get to the part where we discover
what information we need to ask the seller, so that we can help
them sell their house to you, quickly & easily.
We continue…
1. How much is the house WORTH? (if it’s all fixed up & beautiful)
2. What shape is it in – does it need any REPAIRS? How much would they cost?
3. What is their SITUATION??
4. How much do they OWE on the current mortgage?
5. Are they current on the payments, or are they behind?
If behind, how far?
6. What do they WANT to have happen? What are they ASKING for?
Think about it like this:
You’re on a FACT-FINDING mission!
You need to simply gather a few facts about their house & their situation,
then let them know what you can do for them.
AND HERE’S THE TRUTH:
Ideally, what you’re looking for is someone who:
- Has little to no equity in their house
- Must move FAST, due to whatever situation they’re facing.
- Their house does NOT need much repair (unless you’re in to that sort of thing)
- Is nice & easy to work with.
Here’s What You Will Offer Them:
Once you find someone like that, and they definitely want to sell their house,
here’s what you tell them you can do for them…
- Offer them debt relief by taking over their payments when you agree to do so.
- Buy their house NOW, so they don’t have to worry about how long it’s going to take to sell.
- Handle almost all their closing costs for them.
- Let them move whenever they’re ready to do so – just leave the house in nice condition!
What this means to THEM:
Think about it – they get a quick, easy sale w/ no hassle, no commission, and no headache!
They get to move whenever they bloody well please – today, tomorrow, next month…
They can simply move on with their life, and know that their house situation is handled.
You’ll probably be their new best friend.
What this means to YOU:
You get to buy a house with virtually NO money out of your pocket.
You don’t have to go down to the bank (or mortgage broker),
get down on your knees, take out all your life’s savings, tax returns,
W-2s, Bank Statements, and a note from your mother!
Now keep in mind that you will be taking over their payments.
The loan will stay in their name, and you’ll have to get some paperwork
signed off by them, stating that they understand this & are cool with it.
No, I don’t have that paperwork for you here on this blog.
I have it, just not here. Sorry. Hey, what do you want for nothing?
Now, as far as how you handle all the detail work for this situation,
you’ll need to get a really good Title Company to take care of this for you.
You do NOT want to handle that part of this transaction yourself.
I hope that this post has helped you to at least get a basic grasp on the concept
of how you can buy a house without any money and without using your credit.
Again, all you do is find the right seller (motivated) who is selling the right house (pretty).
Then, you ask the right questions, and if they fit the mold,
explain what you can do for them.
